A referring agent is a licensed real estate professional who chooses not to be active in the field but stays connected to the community or past clients. This role allows them to earn referral fees by connecting buyers and sellers with active agents. Whether you’re pausing your career temporarily, moving out of state, or retiring, being a referral agent provides a flexible way to stay engaged and earn income.
Referral agents do not join the MLS or Realtor Associations, so fees are significantly reduced.
You must be a licensed real estate agent in Florida, for more information go to MyFloridaLicense.com. You do not need to live here, but if you have a FL License, you need to hang it with a FL Broker.
You do not need to join the MLS, NAR, or a local association. You will be a Real Estate Agent NOT a REALTOR. You will not have E & O insurance to do any licensed activities like list houses or show buyers around. (Unless you take them to a new construction community and the builder represents them in the transaction. Then you can get paid without having to refer them to another agent.)
You must have a real estate broker to get paid for real estate, even a referral. All money MUST pass through the brokerage to be legal and so you don't face criminal charges.
Having us be your referral brokerage to park your license is very, very easy.
Fill out our application. We will confirm you have an active license and send you an agreement to transfer your license to our brokerage. After signing the document we will move your license from your old brokerage, or activate it if there was no broker.
The only cost is our an annual agent fee of $100 a year to maintain your files and e-sign.
1) If you know to whom you are giving the referral: You fill out a quick Intake Form and we send a referral agreement to you and the other broker for signatures. We get all the signed paperwork to the other broker and at close we get the payment. We will send you a check after we receive the money. You negotiate your referral commission with the other agent before doing the form. Brokerage fee is $299 at close.
2)If you don't know an agent, we will find you someone and negotiate a referral fee for you. The paperwork is processed the same way and you are sent the paperwork and agent information to stay up-to-date with the referral.
Brokerage fee is $499 at close.
3)If you are helping a buyer with New Home Construction & the builder writes up a contract: Fill out the intake form for new construction. The contract will have you special part of the contract describing your commission, which is what you will get paid. You do NOT have to refer new construction to another agent as long as the builder uses their own contracts and fills it out with the buyer. We will need a copy of the contract and the New Constructions Intake form. We will work with the Contractors Title Company to collect the commission and pay you the full amount minus Brokerage fee of $499 at close.

Any real estate marketing and advertising is regulated by DBPR and State Laws and must be approved by the broker. As a brokerage we are not against you sharing listing with the other broker's permission, but you need to check with us first. We will also help you with wording for business cards you can use, Facebook pages, and other ways to spread the word you are a referral agent.

When you sign up there is a $100 fee that renews annually.
If you find the outside agent the fee is $299 at close and you keep 100% of the commission you negotiated with the other agent.
If we find the outside agent, the fee is $499 and we negotiate the commission with the other agent, and you keep 100%.
If you bring a buyer to new home builder and the builder pays a commission, our fee is $499 and you keep 100% of the commission.
Referral agents do not have MLS or lockbox access. Our brokerage is not registered with any MLS, or associations. We also do not allow referral agents to show houses so lockbox access is not needed. If you are purchasing your own house and want a portion of the commission, you can do a referral agreement with the other agent. You can usually gain access to see houses YOU may wish to purchase by working with the listing agent.
We are licensed in all of Florida, but the nature of referrals allows us to refer buyers and sellers to active agents in other states and you can get paid from referrals all over the US.
